How does the process work when selling my land to you?

The process is very simple. You can either fill out the fast offer form or give us a call to give us information about the land you want to sell. If the land is one that would fit our investment criteria we will make you a written offer. If we come to an agreement on a price, we will draw up a contract for both parties to sign. After the contract is signed, we will do a quick title search on the property. After that it is time to close. We typically send a mobile notary to your location to have the documents signed and deliver your cashiers check. That's it...We try to make it as easy as possible for you.

I rarely (or NEVER!) Have been approached by anyone wanting to buy my property. Why do you want to buy it?

We investigate properties in specific counties in which we want to invest. We have a proprietary screening method to determine which properties are the best fit to our current investment model. If you received a letter from us, your property has been filtered from 1000’s of other properties in the county and is among typically about a hundred or so properties that meet our current investment requirements.

If I accept your offer, will I have to travel to the county where the property is located for closing?

Not at all! The entire transaction can be completed by mail, e-mail, and phone. When you return the enclosed sales agreement, we will open escrow with our title company and do all the necessary legal work to complete the transaction. After the title research is completed, you will receive a package of final documents to sign along with simple instructions. We’ll even enclose a postage paid envelope for you to return the documents. We strive to make the sales process as quick and convenient as possible for our clients

Are there any tax benefits to me if I sell my property to you?

Some property owners have been able to save money on their income taxes by declaring a tax deductible loss, where they write off the difference between the original purchase price and our offer price. Please check with your tax advisor to determine if you can realize similar savings.

How long does it take to sell my land and get the money?

If absolutely necessary, we can close in as fast as 3 days. Typically, we schedule closing for 2-3 weeks but are willing to set it to be whenever is convenient for you. So whether you want to close within a week or a month, we can usually accomodate it.

Are there any fees if I sell my land to you?

We do NOT charge fees to you to buy your land. As a matter of fact, we will pay all the closing costs, and even back taxes (within reason). The offer amount is the exact amount you will receive on the day of closing. We make our money with the investment and do not need to make any by charging you a commission.

If I request an offer from you, am I obligated to sell you my land?

Absolutely not! You have nothing to lose. It doesn't hurt to see what we can offer you for your land. So why not give us a call?
